  • Single-tenant, net lease (re)developments 
  • Types: Industrial, Retail, Restaurant, Medical, Commercial
  • Project cost budgets: $600,000 to $10MM
  • Recognizable NNN tenants
  • Minimum lease term: 10 years, NNN format
  • Repeat transactions with the same tenant(s)

 

INVESTMENT PARAMETERS: 

  • Fund up to 95% of the project equity (Based on location, tenant and developer track record. Equity not to exceed 25% of project costs.)
  • Preferred return with backend split of residual profits
  • Developer fees are paid 
  • Fully entitled, shovel ready projects
  • Developer provides all loan guarantees 
  • Minimum $5MM development pipeline per year
  • Properties to be sold after stabilization
