Ralph N. Cram, CFA CRE
President & Manager
Mr. Cram is President and Manager of Envoy Net Lease Partners LLC, a real estate finance company specializing in single-tenant, net-leased properties. He is responsible for providing strategy, marketing and investment advice on all aspects of net lease property investment in single-tenant retail, industrial, office and medical properties.
Mr. Cram has underwritten, acquired or financed $1.5 billion of real estate assets across all product types and geographic markets over his 25+ years in commercial real estate. He co-founded Envoy in 2011 to fill a void in the market: providing equity/gap financing to developers of built-to-suit or redeveloped net lease single tenant properties.
An expert on U.S. net lease investing and construction lending, Mr. Cram has spoken on net lease, construction lending and capital markets panels for virtually every major national and regional industry conference including ICSC RECON, RealShare, Crittenden, iGlobal, N3, InterFace, and Net Lease Summit, and has made presentations to the Singapore and Shanghai CFA societies on how to invest in U.S. net lease properties. Chief Operating Officer
Eric is Chief Operating Officer of Envoy Net Lease Partners. He brings to his role more than 25 years of banking and real estate finance experience with an extensive background in commercial lending, Small Business Administration (SBA) loan programs, operations management credit risk and compliance. He is responsible for taking the company’s commercial real estate transactions from term sheet to closing and overseeing the asset management of Envoy’s loan and property portfolio.
Prior to Envoy, Eric was President and CEO of Chicago-based SomerCor, a Top-25 nationally ranked Certified Development Company (CDC) for SBA 504 loans designed to provide Illinois entrepreneurs with financing for the purchase of commercial real estate, machinery and equipment. At SomerCor, Eric oversaw a loan portfolio of nearly $500 million, comprising close to 1,000 loans to Illinois entrepreneurs. Eric previously had served as the organization’s Chief Operations Officer and Chief Credit Risk Officer.
Earlier, he was Senior Vice President - Credit Administration at Glenview State Bank. He earned his MBA in Finance from DePaul University’s Charles H. Kellstadt Graduate School of Business and graduated Cum Laude with a B.S. in Biology from Loyola University Chicago.
Director of Southeast Origination
Stephen is Director of Southeast Origination for Envoy Net Lease Partners. He brings a background in net lease investment sales and commercial real estate finance and is responsible for reviewing incoming deals, assisting with onboarding clients, compiling deal packages, due diligence, underwriting loans, and closing net lease debt and JV equity transactions.
Prior to joining Envoy, Stephen was with CBRE Capital Markets – Debt & Structured Finance, where he focused on underwriting, due diligence, packaging and transaction execution efforts. Earlier, he was at Calkain Co., a net lease investment firm, where he oversaw acquisitions, dispositions and equity investments for investment properties.
Stephen has been instrumental in the brokerage, consulting, financing and valuation of more than $600 million in commercial properties nationwide. He has worked with corporate, institutional and private clients, private equity groups, and developers. He is a graduate of Florida State University with a double major in Real Estate and Business Administration.
Vice President - Operations
Laura is Vice President - Operations at Envoy Net Lease Partners. Her responsibilities include analyzing the creditworthiness of tenants and developers, underwriting new loans and closing net lease transactions. She works directly with Envoy’s president, Ralph Cram, on all aspects of project analysis and the life cycle of loans.
Prior to joining Envoy, Laura was a real estate associate at Triple Net Financial, an affiliate of Q Investments, a private investment firm based in Fort Worth, Texas. Earlier in her career, she worked at Lively & Associates, LLP, a boutique business and litigation firm in Fort Worth, and was a financial advisor at AXA Insurance Company, a global insurance firm.
A native Texan, Laura was born and raised in Fort Worth and earned a B.A. in Economics, Chinese and History with a Business minor at the University of Texas at Austin.
