ESIF Fund Description

Envoy Stable Income Fund, LLC (“ESIF” or the “Fund”) is a private real estate fund that intends to own a diversified portfolio of net lease properties leased to commercial tenants including retail, restaurant, service, medical and light industrial users.

The Fund’s objective is focused on current income, preservation of capital, and long-term capital appreciation. The fund will focus on sourcing completed build-to-suit developments and one-off acquisitions of properties that are long-term net-leased to creditworthy tenants. The Fund is managed by Envoy Fund Management, LLC (“Envoy”), a wholly owned subsidiary of Envoy Net Lease Partners, LLC.

As of September 1, 2021, the Fund has purchased three properties including a Wendy’s in Grand Ledge, MI; a Dollar General in Itta Bena, MS; and a Flowers Foods facility in Enterprise, AL. Two additional properties are currently under contract to close in 2021. 

The Fund’s goals are to raise $10 million of equity and purchase approximately $24 million of net lease properties with moderate leverage. Envoy expects the Fund to be fully invested within one year with an anticipated holding period of 4 to 5 years. As a real estate alternative for accredited investors, the Fund aims to produce a stable quarterly income return to investors throughout the holding period with a targeted 7% annual return to its investors. Envoy believes that it can meet these goals due to its net lease expertise and ability to buy off market projects from its developer clients as well as through its extensive broker network. Unlike private real estate funds, the Fund’s investors receive 100% of the net sales proceeds. The sponsor, Envoy, is not taking a profit promote as part of its compensation.
